What is a modular home?

Modular homes are built to B.O.C.A. code, the code for stick built homes, and must adhere to all national, state and local building codes. Modular homes are a stick built in large sections in an indoor facility and the sections are lifted onto a permanent foundation with a crane. The fact that they are built in a factory makes them energy efficient, strong and secure. Building materials are never subjected to the weather and constructed using jigs to ensure exact dimensional and assembly control.

How does a modular home differ from a mobile, or manufactured home?

While both types of homes are factory built, there are many differences. Manufactured homes are built to HUD code, the national code for the mobile home industry, and modular homes are built to B.O.C.A. code, the code for stick-built homes. Manufactured homes are built on a steel frame whereas modular homes are built with an all wood floor that rests directly on the foundation wall and sill plate. Modular homes must be constructed to conform to state and local codes for snow load, making the roof considerably stronger than a manufactured home. You will also see many differences in windows, plumbing, heating options, etc.

How long does it take to build a modular home?

Once you have decided on which home you wish to build and have made your deposit, the process begins. Your home will be delivered to your site approximately
6 weeks to 3 months after you place your order. In that time, building permits are being purchased, site preparations are being made and foundation is constructed.

Do banks treat modular homes differently in terms of financing?

No. Banks, appraisers and insurance companies will treat modular homes the same way they do a site built home. A construction loan to make pay outs as construction of the home progresses precedes your long-term mortgage.
